The Questions People Actually Ask, Answered Straight

Timing the market is overrated. Timing your own situation is what matters. Your income, your equity, your goals, your timeline. That is what we run through first. Once your side of the equation is clear, the market question mostly answers itself.

No, and that myth costs a lot of people time. Conventional loans can go as low as 3 percent down, FHA around 3.5 percent, and VA and USDA can be zero down for those who qualify. Twenty percent mainly matters if you want to avoid PMI. Best move: get with a lender, get the real number, then let's run the numbers on what makes sense for your situation.

Affordability is the monthly payment, not the sticker price. Principal, interest, taxes, insurance, all of it. A lender will give you a max number. My advice? Buy within your comfort zone. Do not stretch yourself house poor. There is a big difference between what you qualify for and what you actually want to be paying every month.

Overpricing out of the gate. You can not price a house in today's market like you could in 2020. A home priced above the market sits, and once it sits, buyers assume something is wrong with it. Your first week or two is where you get real attention. Price right the first time or plan to chase the market down.

In Michigan, taxable value is capped while one owner holds the property, and then it uncaps and resets when the home sells. Your tax bill can jump meaningfully from what the current owner pays on the same house. Not a trick, just how Michigan works. Something to know before you sign, not after.

Residential is the bulk of it, first-time buyers to luxury. But I lean hard on investors, off-market acquisitions, and rehab or fix-and-flip. Also commercial, vacant land, farm, and waterfront. If the numbers work, the property type does not matter much.

I was a blue-collar worker until I was 36. I spent seven years driving for a moving company, then ran a sales operation, worked with AT&T, and eventually owned my own manufacturing company. When I sold that business, I needed something to do next. Real estate was not the plan. But once I got into it and realized how much I could actually help people, I was all in.

Since then I have closed roughly 500 transactions, mostly here in Muskegon County and the surrounding eight counties. Seventy percent of my business comes from repeat clients and referrals, which is the number I care about most. It means people who worked with me once send me their family, their friends, and their business partners. That is not marketing. That is trust, earned one deal at a time.
